Plumber working on the trap under a kitchen sink in Valencia, with a bucket underneath and the stopcock turned off

Calling out a plumber in Valencia in 2026 costs between 20 and 36 € per hour of labour including VAT (IVA), and almost all of them charge the whole first hour. Clearing a blocked drain in normal hours is advertised at 90-160 €, and an emergency call-out at 150-250 €. These are market ranges, not our rates.

If there's water where there shouldn't be, the first thing to do is turn off the stopcock (llave de paso), usually inside the cupboard under the sink or in the bathroom. Once that's done, there's no rush. The second thing is to write to us. At Octo Service we organise plumbing jobs in Valencia and l'Horta: you describe the problem on WhatsApp or through the form, we send you a fixed price in writing (usually in under 2 hours) and an independent professional who works with us comes to your home. You pay when the job is done, not in advance.

Plumber fixing the trap under a kitchen sink

What problems we cover

Leaks and damp, which is what people write to us about most. A dripping sink trap, a burst flexible hose (latiguillo), the isolating valve (llave de escuadra) that snaps just as someone tries to close it, the stain on the downstairs neighbour's ceiling that nobody can trace.

Blockages: kitchen sink, basin, shower tray, toilet, your own downpipe. Drains are cleared with a hand auger or an electric machine depending on how far down the blockage is, and that changes the price too.

  • Taps and cisterns: replacing a tap or a stiff mixer, swapping the mechanism of a cistern that won't stop running, changing flexible hoses and isolating valves.
  • Electric water heaters (termos) and gas water heaters (calentadores): replacing the unit, heating element and anode eaten by limescale, water that comes out lukewarm or runs out after two minutes. A gas water heater can only be replaced by a registered gas installer; what it costs, and why a flat usually needs a room-sealed model, is in how much it costs to replace a gas water heater.
  • Fitting appliances and fixtures: washing machine, dishwasher, toilet, basin, shower tray, new kitchen tap.
  • Water points and waste pipes: running a supply and a waste pipe to a new spot when you move the washing machine or fit a different bathroom unit.
  • Check-up before you buy or rent a flat: looking at pressure, drains, the state of the water heater and the valves before you sign.

What we won't promise you: a night shift. We put water call-outs first, but if nobody can make it tonight, we tell you in our first reply instead of leaving you waiting for someone who isn't coming. And faults in the main downpipe or the shared inspection chamber are paid by the owners' association (comunidad de propietarios), not by you: if the blockage affects several flats on your stack, tell the property manager (administrador de fincas) before you pay anything out of your own pocket.

How it works

  1. You write to us about the problem. Photos of the open cupboard, the dripping part or the brand of the water heater. A ten-second video with the water running is worth half a conversation.
  2. You get the fixed price in writing, with what's included, what isn't, and the parts on a separate line.
  3. The plumbing professional who works in your area comes round. Their name and phone number are in your account before they arrive.
  4. You check it no longer drips and you pay: cash, Bizum (Spain's instant bank-transfer app) or bank transfer.

If something nobody could see turns up when it's taken apart, and in plumbing it does, the price isn't raised on the spot. You get a new proposal and you decide whether to go ahead or stick to what was quoted.

Rough 2026 market ranges, these are not our rates: we give you the fixed price in writing before work starts.

The job-by-job breakdown and the VAT on each invoice are in our guide to plumber prices in Valencia. If the cistern is the problem, see how much it costs to replace a cistern, and if a drain won't empty, try the “my drain is blocked” test. If it's the water heater, the unit and the installation are priced separately in how much it costs to replace an electric water heater.

Our price doesn't come from a table of hours: it comes from the specific fault you describe to us, and you have it in writing before anyone takes anything apart. Two things worth knowing before you accept any quote, ours or anyone else's. First: almost the whole trade bills the full first hour even if the repair takes twenty minutes, so if you have a tap, a cistern and a drain to sort out, get all three done on the same visit. Second: Valencia's water is hard and limescale rules; a minor fault becomes an expensive one when the isolating valve hasn't been turned in fifteen years and snaps as it's closed.

Why we agree the price before work starts

Because the real fear when a plumber walks in isn't the water, it's the line “we'll have to see once we open it up”. That's where an 80 € repair ends up at 300 without anyone having shown you a figure.

We do it the other way round. We look at the photos, ask whatever is missing and give you the price first. If you accept it, that is the amount you pay at the end. If something unexpected comes up, it becomes a proposal you see and decide on, never an extra you discover on the invoice. And if something is left badly done, you tell us: we handle the complaint, we don't send you off to argue with whoever came to your home.

Areas we cover

Valencia city and the surrounding towns of l'Horta: Mislata, Burjassot, Paterna, Quart de Poblet, Manises, Aldaia, Alaquàs, Xirivella, Torrent, Picanya, Paiporta, Catarroja, Alfafar, Benetússer, Sedaví, Massanassa, Alboraia and Tavernes Blanques.

The area changes the job, not just the journey. In the old flats of Ciutat Vella or El Carmen you find iron and lead pipework where any work takes twice as long. Russafa and Benimaclet have lots of flats renovated bit by bit, with new sections joined onto pipes from the sixties. In Torrent, Paiporta or Picanya there are detached houses and ground-floor flats with more metres of pipe and their own inspection chamber. That's why the professional who already works in your area is the one who goes.

In the city, the call-out fee is included. If your town carries a distance surcharge, it's written on the quote before you accept. If you're not on the list, ask: we'll tell you plainly whether we cover it or not.

Tell us about your problem and ask for a quote. It's free and doesn't commit you to anything.

Questions and answers

What people ask us about plumbing before getting a quote. If your question isn’t here, message us on WhatsApp.

Do you handle plumbing emergencies at night?

We put water call-outs first in the queue, but we are not a 24-hour emergency service and we would rather say so than leave you waiting. If nobody can make it at that hour, we tell you in our first reply so you can call someone else. In the meantime, turn off the stopcock: that turns a flood into an ordinary repair.

Do I pay for the blockage, or does the owners' association?

It depends on where it is. If the water only backs up in your sink, your basin or your shower tray, it's yours. If it comes up in several flats on the same stack, or the problem is in the main downpipe or the shared inspection chamber, it's the association's job and you tell the property manager. Check with the neighbours first: it could save you the whole bill.

How do you find a leak you can't see?

With a camera, an acoustic leak detector or tracer gas, depending on the case, and finding the leak is charged separately from the repair. Before you pay for it, call your home insurer: many policies cover tracing the fault even if they don't then cover the fix. If you already have a claim open, tell us and we'll write the quote in the way your insurer asks for.

Do I buy the tap or the water heater myself?

Whichever you prefer. If you buy it, send us the model number and a photo of the installation so we can check it fits the connections you have. If it's supplied as part of the job, the appliance goes on the quote as a separate line from the labour, so you can see what you pay for each thing. The plumbing price guide also explains how this affects VAT.

What if more damage turns up once it's opened?

Nobody raises the price on their own or asks you for more money on the spot. The professional tells us, a new proposal with the amount arrives in your account and you decide: accept it, or turn it down and only the quoted work gets done. That is the point of agreeing the price before anyone touches anything.

How long do you take to give a price?

Usually under 2 hours from when you write to us, and if it's the middle of the night, first thing in the morning. Two or three photos are normally enough: the open cupboard under the sink, the part that drips and the brand of the appliance if it's an electric or gas water heater. When the job needs a visit before we can price it, we say so in that same reply.
