A plasterboard (pladur) partition wall costs between 25 and 40 € per m² in 2026 if it is a single wall, with one board on each side, materials and labour. With two boards on each side, around 40-50 €, and with moisture-resistant board for a bathroom, 35-50 €. A wall 4 metres long and 2.5 high, 10 m², comes to about 250-400 €. These are market ranges, not our rates.

For each range we tell you where it comes from, and next to it we give the technical reference from CYPE, the price database used to cost building work in Spain, so you can see how much is board and how much is hours.

This guide is about walls. If you want to lower a ceiling, the numbers are in what a plasterboard false ceiling costs, and if you already know what you want and are looking for someone to build it, see the plasterboard in Valencia page.

How much does a plasterboard partition wall cost per square metre?

The table brings two things together. The market range is what you see in quotes and price guides in 2026. The reference from the CYPE Generador de Precios is direct cost before VAT (IVA) and without the margin of whoever does the job: the technical floor, not what you will pay.

Type of wall Market range 2026 (guide) CYPE reference, direct cost before VAT What it is used for
Single wall, one 15 mm board each side 25-40 €/m² 35.78 €/m² (17.49 € materials + 17.59 € labour + 0.70 € of ancillary costs, 2 %) splitting a room, closing off a walk-in wardrobe
With mineral wool inside between 5 and 10 € more per m² than the single wall 42.37 €/m², with 46 mm wool bedrooms and home offices, against noise
Double board each side 40-50 €/m² 63.50 €/m², two 12.5 mm boards each side walls between bedrooms or walls that will carry weight
Moisture-resistant board (type H) 35-50 €/m², unpainted no comparable item bathrooms and kitchens
Direct wall lining, board bonded to the wall 18-24 €/m² 17.78 €/m² covering an ugly or uneven wall
Wall lining with rock wool, on studs 25-40 €/m² 26.62 €/m² for the frame and board, without the wool insulating a cold outside wall

Source: the single wall range, from Cronoshare's guide to building a partition wall (January 2026, 25-40 €/m² national average); rock wool, moisture-resistant board and wall linings, from Cronoshare's guides to building a plasterboard wall in Valencia (August 2026) and to wall linings; double board, from Habitissimo's guide to plasterboard work (16 September 2026). The technical reference is from the CYPE Generador de Precios, linked row by row.

Two things worth knowing about that table. First: the price has gone up. El Español reported in May 2026 that a plasterboard wall now costs around 50 € per m² for the usual models, against about 30 € eleven years ago, using Cronoshare and Habitissimo data (El Español, 15 May 2026). If you are quoted close to 25 €, ask what is included.

Second: in a wall, materials weigh much more than in a ceiling. In CYPE's item for the single wall, materials and labour are almost half and half, 17.49 € against 17.59 €. In the false ceiling, labour was clearly bigger. That has a VAT consequence we explain below.

If you already have the measurements, send them to us with a photo of the room: request a plasterboard quote.

What the price per metre includes and what it doesn't

A plasterboard wall goes up in four steps: the tracks screwed to the floor and ceiling, the vertical studs every 40 or 60 cm, the boards screwed to both sides and the jointing with tape and compound. A properly given price per m² includes all four, plus the strip that separates the frame from the floor and ceiling so it doesn't carry sound. That is how CYPE breaks it down.

To find out how many boards, studs and screws your wall needs, the plasterboard calculator counts them in "wall" mode from the length and height, and lets you choose normal or moisture-resistant board.

What is usually not included, and worth asking about:

  • Painting. The wall is handed over with the joints finished, ready to paint. Cronoshare reckons between 6 and 12 € more per m² if it is painted. What that job includes is on the painter in Valencia page.
  • Electrics. Cutting the holes for the boxes is usually included; running cable, fitting sockets and switches and connecting them is an electrician's job.
  • The door. The opening is left, but the frame and the door are charged separately.
  • Reinforcement. If you are going to hang a TV, tall kitchen units or a radiator, a board or extra stud has to go in before the wall is closed. Say so beforehand, because afterwards it can't be done.
  • Waste and cleaning. Not much, because plasterboard doesn't make brick dust, but there are offcuts and board packaging someone has to take away.

Single wall, double board or with rock wool

Single means one board on each side of the frame. It is the cheapest and enough to close off a wardrobe, separate a corridor or make a home office in a corner of the living room.

Double board is the same with two boards on each side, joints staggered. The wall is stiffer, sounds less hollow when you knock on it and holds a picture or a shelf better. It costs more because it is twice the boards and almost twice the screws and joints: Habitissimo gives around 40-50 € per m², and in CYPE it goes from 35.78 to 63.50 €/m².

Rock wool or mineral wool is the filling that goes inside, between the studs. According to Cronoshare it adds between 5 and 10 € per m², and it is what changes most the noise that passes from one room to another. If the wall separates two bedrooms, the most commonly recommended combination is double board with wool inside: CYPE puts a wall like that at 64.22 €/m².

A detail almost nobody mentions: insulation is lost at the finishing points. A socket that goes right through the wall or a gap against the ceiling lets sound through even with wool inside. Ask for the socket boxes on the two sides not to share the same gap between studs.

Moisture-resistant wall for a bathroom or kitchen

Bathrooms and kitchens get moisture-resistant board, the green one. The UNE-EN 520 standard, which classifies plasterboard, calls it type H because of its low water absorption. Cronoshare gives 35-50 € per m² in Valencia with this board, unpainted.

What the green board does not do is withstand direct water. In the shower area, before tiling, a waterproofing membrane or coating goes over the board, especially in the corners and around the taps. If the quote says "moisture-resistant board" in a bathroom with a walk-in shower and says nothing about waterproofing, ask.

And if the wall will be tiled, the usual choice is a frame with studs closer together or double board, because tiles are heavy. Whoever quotes should ask you what finish each side will have.

Plasterboard wall with a door

A door in a new wall is simple if it is decided beforehand: when the frame goes up, the opening is left with reinforced studs on each side and a header at the top. Cronoshare puts the door at 120-300 €, on top of the price per m² of wall.

What comes off the wall is the opening: almost 2 m² with no board. But the reinforcement and the cuts around it eat up a good part of that saving, so many professionals charge as if the wall were whole. That is reasonable; what isn't reasonable is not telling you.

If the wall already exists and you want to add a door, CYPE puts cutting an opening in a plasterboard wall at 13.23 € per m² of opening, without the reinforcement, the frame or the door. What can really complicate it is what is inside: cables or pipes running right there.

For the price of the door itself and fitting it, see the guide to replacing interior doors.

Wall lining: plasterboard against an existing wall

A wall lining (trasdosado) is not a partition: it is a single side of plasterboard fitted against an existing wall. There are two types.

Direct lining is bonded to the wall with adhesive, with no frame. It is the cheapest, around 18-24 € per m² on the market and 17.78 €/m² in CYPE, and it is used to cover an uneven or ugly wall. It takes up almost no space.

Lining on studs leaves a gap between the wall and the board. Rock wool fits there to insulate a cold outside wall, and new cables can run through it without chasing the wall. Cronoshare gives 25-40 € per m² with the wool; CYPE puts the frame with board, without insulation, at 26.62 €/m².

Be careful with damp walls. Lining doesn't cure damp, it covers it, and mould can keep growing behind it. First fix the cause, then line the wall.

Labour: how long it takes to build a plasterboard wall

In CYPE's item for the single wall, a tradesman and a helper each spend 0.358 hours on every m². In an 8-hour working day, the pair builds about 22 m² of wall with both sides.

A 10 m² wall is therefore half a day of fitting. But the job isn't over when the last board is screwed on: the joints take two coats of compound with drying time in between. That means two or three visits before painting, each with its own travel.

That is why a small wall is hardly ever charged at the table price: it is charged as a job with its own minimum, and the price per metre comes out above the range. If you have other plasterboard work pending, such as a ceiling or a box-in for a downpipe, put it in the same quote.

How much does it cost to remove a plasterboard wall?

Removing a plasterboard wall is much faster and cleaner than removing a brick one. CYPE puts the demolition of a single plasterboard wall at 8.82 € per m² of direct cost before VAT: by hand, without touching the surrounding elements and including loading the rubble onto the truck or skip.

What that figure doesn't include:

  • The skip and the tip fee, which are paid separately.
  • Removing or rerouting cables and pipes that run inside. Before demolishing, someone has to open it up and look.
  • Repairing the floor, ceiling and walls where the partition stood. The tracks leave screw marks and, if the floor was laid after the wall, there is a strip with no tiles.

One precaution: although plasterboard is never a load-bearing wall, check that what you are going to remove really is plasterboard. Knock with your knuckles: it sounds hollow. If in doubt, drill a small hole in an area that will be covered later.

What VAT applies to a plasterboard wall?

In a home for private use it can be charged at 10%. Renovation and repair work in homes goes at the reduced rate as long as the materials supplied by the professional do not exceed 40% of the taxable base, according to the Spanish Tax Agency's FAQ on building work and repairs.

Here a wall is different from a ceiling. Because materials make up almost half of a wall's direct cost, the 40% limit is close, and with wool, double board or moisture-resistant board it can be exceeded. If it is, the whole invoice goes at 21%. If you rent the flat out, it is also 21%.

Ask which VAT rate they apply and why, and always ask for the total with VAT included.
