Tiling a bathroom in 2026 costs between 18 and 33 € per m² of wall with standard ceramic tiles, materials and fitting included, and 45-75 €/m² for large format. A bathroom with 5 m² of floor has about 20 m² of wall: between 360 and 660 € before VAT (IVA), plus 160-280 € if the old tiles come off first.

That is the short answer.

The long one is about why two quotes for the same bathroom can differ by a factor of two, and the reason almost always comes down to three decisions: which tile you choose, what you do with the old tiles and who buys the materials.

Octo Service is a repair service in Valencia and l'Horta: you write to us, we agree the price before anyone starts, and the work is done by an independent professional who works with us. The figures below are market prices, each with its source linked. These are not our rates.

How much does tiling cost per m² in 2026?

The price depends mainly on the type of tile, because it changes both what the material costs and how long it takes to lay.

Type of tile Material €/m² Fitting €/m² Total €/m²
Standard ceramic, up to 30 × 30 cm 6-15 12-18 18-33
Porcelain, 45 × 45 or 60 × 60 cm 15-30 15-22 30-52
Rectified large format, from 60 × 120 cm 25-45 20-30 45-75
Glass mosaic 18-40 20-28 38-68
Removing the old tiles - 8-14 8-14
Waterproofing membrane in the shower area - - 8-14

Source: preciom2 tiling price guide, published in May 2026, before VAT. The Pavimentos Arquiservi guide, from a shop in Valencia, gives figures in the same range: 20-40 €/m² for labour and 40-60 €/m² on average with materials.

As a floor price, there is the CYPE price database, the one architects and building surveyors use to cost building work: 37.83 €/m² for tiling with 20 × 20 cm tiles, of which 17.99 € is material and 19.10 € labour. That is a price for building work at volume. In a single bathroom, with one professional protecting the flat and carrying materials up and down the stairs, fitting comes out a bit dearer.

How much does it cost to tile a 4, 5, 6 or 8 m² bathroom?

This is where the first misunderstanding comes in. The metres you tile are wall metres, not floor metres, and a small bathroom has a lot more wall than it seems.

To work it out we assumed a rectangular bathroom tiled up to a height of 2.40 m, with a 70 × 200 cm door and without subtracting the window or the bath. It is our own calculation, to give you an idea; for your bathroom, measure the perimeter and multiply by the height, or let the tile calculator do it, which also tells you how many boxes and bags of adhesive to order.

Bathroom (floor) Wall to tile, approx. Standard ceramic (18-33 €/m²) Porcelain (30-52 €/m²) Removing the old tiles (8-14 €/m²)
4 m² (2 × 2 m) 18 m² 324-594 € 540-936 € 144-252 €
5 m² (2 × 2.5 m) 20 m² 360-660 € 600-1,040 € 160-280 €
6 m² (2 × 3 m) 23 m² 414-759 € 690-1,196 € 184-322 €
8 m² (2 × 4 m) 27 m² 486-891 € 810-1,404 € 216-378 €

If this looks cheap compared with what you have been quoted, there is a reason: this table covers only tiling the walls. Guides that price the whole bathroom, such as Pavimentos Arquiservi, talk about 690-1,200 € for bathrooms up to 4 m² and 900-2,000 € for those of 5 to 8 m², because then the floor, wall preparation, finishing pieces and sometimes plumbing that has to be taken off and refitted are all included.

Remove the old tiles or tile over them?

Bathroom wall half stripped, with old green tiles at the top and bare grey mortar below, a chisel and a lump hammer on the floor and a bucket of rubble
Chipping off the old tiles is the line nobody notices in the final quote. It is charged per m², and the rubble has to be carried down too.

After the type of tile, this is the decision that moves the most money.

Chipping off the old tiles costs 8-14 €/m² on the market; CYPE puts it at 10.95 €/m² by hand, including loading the rubble. If the wall underneath turns out uneven, levelling it adds another 5-15 €/m², according to the Arquiservi guide. And it means noise, dust and one or two more days of work.

Tiling over saves all of that, but it is not always possible. The conditions are common sense:

  • The old tiles must be solid. The test is to tap each tile with the handle of a hammer: if one sounds hollow, there is no grip behind it and the new tile will come off with the old one.
  • You need an adhesive designed for sticking onto tiles, not the basic one.
  • The wall gets thicker. Check whether door frames, sockets, switches and built-in taps still sit flush, or whether they need extending.

In a shower area with damp patches, black grout that will not clean or tiles that move, do not do it. What you cover up is still there, and in a couple of years you pay for it twice.

Small tiles, porcelain or large format

Man carrying a large grey porcelain slab down the hallway with two suction lifters, next to an open box of small tiles
A large tile needs suction lifters, special adhesive and a very flat wall. That is why it goes on more slowly and costs more per m².

The tile you choose changes both columns of the table, material and fitting.

Standard ceramic tiles, the classic 20 × 20 or 25 × 40 cm, are the cheapest to buy and the quickest to lay. A tiler does 15-25 m² a day with this size, according to preciom2.

Porcelain is harder, absorbs less water and takes knocks better. It costs more and is harder to cut. If you want it on the floor too, the fitted price per metre is in how much it costs to lay a porcelain floor.

Large format, from 60 × 120 cm upwards, is what most people ask for now because it leaves few joints. But it needs an almost perfect wall, special adhesive, suction lifters and sometimes two people per tile. The same guide talks about 8-12 m² a day. Fewer metres per day means more labour per metre.

Finishing pieces add up too. A decorative border or listello, corner trims (3-6 € per linear metre, according to preciom2) and skirting tiles if the floor is a different material are charged separately. Ask for them as separate lines in the quote, and the total will not surprise you.

If your job is swapping the bath for a shower tray, tiling gets mixed up with plumbing, the tray and the screen: you have the breakdown in how much it costs to replace a bath with a shower tray. And if you are redoing the whole bathroom, with sanitaryware and floor, see how much a bathroom renovation costs.

VAT: 10% with small print

Tiling in your home can carry 10% VAT instead of 21%. On a 1,000 € job that is a 110 € difference.

According to article 91 of the VAT Act and the Spanish Tax Agency (Agencia Tributaria) FAQ, 10% applies to renovation and repair work when:

  • the person ordering it is a private individual using the home themselves;
  • the home was built or refurbished at least two years earlier;
  • the materials supplied by whoever does the work are no more than 40% of the taxable base.

With basic ceramic tiles the third condition is usually met. With porcelain or large format, the material can weigh more than the labour, and then the whole invoice goes to 21%. The legal way out: you buy the tiles and the professional invoices their labour plus minor materials such as adhesive and grout.

Do you need a permit in Valencia and l'Horta?

In Valencia city, a bathroom renovation that does not touch the structure is filed as a works declaration (declaración responsable de obras), submitted on the City Council's online portal before you start.

Item Amount in Valencia city
Planning fee, works up to 6,010.12 € 140.90 €
Planning fee, from 6,010.13 to 30,050.61 € 253.54 €
Construction tax (ICIO) 4% of the material execution budget (presupuesto de ejecución material)

Source: works declaration procedure page on the València City Council portal.

For a tiling job with a works cost of 800 €, that means 140.90 € in fees and 32 € of ICIO. Ask who files it: you or whoever does the work.

In Torrent, Mislata, Burjassot or any other town in l'Horta the procedure is similar, but each town hall sets the fee and the ICIO rate in its by-laws. Check yours before taking the Valencia figures as given.

If the building is more than 20 years old and the bathroom renovation costs over 2,000 €, also look at the Generalitat's (regional government) Renhata scheme. The latest call, published in the DOGV of 11 November 2025, covered budgets of 2,000 to 12,000 € and closed in January 2026. Watch for the next one before starting work.

In Valencia, the grout matters too

A local detail. Valencia's water is hard, and you notice it in the shower: limescale settles in the joints and along the edges of the tiles. You can check the hardness in your area in the water quality section of Global Omnium.

In practice, that changes two things. A tile with little texture and thin joints is much easier to clean than a rustic tile with wide joints. And in the shower area it is worth asking about a more stain-resistant grout, even if it costs a bit more than the basic one: it is the part of the bathroom that ages first.

Three questions before accepting a quote

  • How many m² of wall have you measured? If they do not tell you, you cannot compare two quotes.
  • Does it include chipping off the old tiles and taking the rubble down? If it does not say so, it does not.
  • Who buys the tiles and how much extra is allowed for? You need to buy a little more for cuts and breakages, and it is worth keeping a box in case a tile ever needs replacing.

A fixed price before anyone starts chipping

If you are in Valencia or l'Horta, send us three photos of the bathroom (one per wall, with the door open), rough floor measurements and, if you have it, the tile you like. We send back a fixed price, usually in under 2 hours, with what is included and what is not. If something unseen turns up once the old tiles come off, you get a new proposal and you decide. Questions and answers

What people ask us about this before getting a quote. If your question isn’t here, message us on WhatsApp.

How much does it cost to tile a bathroom per m²?

With standard ceramic tiles, between 18 and 33 € per square metre of wall including materials and fitting, according to 2026 price guides. With 45 or 60 cm porcelain tiles it rises to 30-52 €/m², and with 60 × 120 cm large-format tiles to 45-75 €/m². These prices exclude VAT and removing the old tiles.

How much does it cost to tile a 5 m² bathroom?

A bathroom with 5 m² of floor, tiled up to 2.40 m, has about 20 m² of wall. With standard ceramic tiles that comes to 360-660 € before VAT, materials included. If the old tiles have to come off first, add about 160-280 €. The floor, if you change it too, is extra.

How much does it cost to remove old bathroom tiles?

Between 8 and 14 € per square metre of wall, according to 2026 market guides. The CYPE price database puts it at 10.95 €/m² for chipping off the tiles by hand and loading the rubble. If the wall underneath is in bad shape and needs levelling before tiling, add 5-15 €/m² for preparation.

Can you tile over old tiles?

Yes, if the old tiles are firmly stuck: tap them one by one and none should sound hollow. You save the chipping and the rubble, but the wall gets thicker, so door frames, sockets, switches and taps need checking. In a shower with damp or loose tiles, it is better to strip them.

What VAT applies to tiling a bathroom?

10% if the work is in a private home more than two years old and the materials supplied by whoever does the work are no more than 40% of the taxable base. With expensive tiles that limit is easy to exceed and the whole invoice goes to 21%. Buying the tiles yourself is the legal way to stay under it.

Do you need a permit to tile a bathroom in Valencia?

In Valencia city, a bathroom renovation that does not touch the structure is filed as a works declaration (declaración responsable de obras), not a licence. The fee is 140.90 € if the work is no more than 6,010.12 €, plus ICIO at 4% of the works budget. Elsewhere in l'Horta each town hall sets it.
