Plumber tightening the trap under a kitchen sink in Valencia, with a bucket and an adjustable spanner on the floor

In Valencia in 2026 a plumber charges between 20 and 36 € an hour for labour, VAT (IVA) included, and almost nobody bills less than one hour. A simple drain unblocking costs 90-160 €, replacing a tap about 50 € in labour without the tap itself, and an emergency call-out 150-250 €. These are market prices, not our rates.

The rest of this guide is the why, which is exactly where money gets lost or saved. We are a service for Valencia and l'Horta: people write to us about the problem, we agree the price before anyone touches anything, and an independent professional who works with us goes round. That means we see plumbing quotes every day. Ours and other people's, the ones forwarded to us with a “look what they're asking, does this seem normal to you?”.

The price ranges below, on the other hand, are not ours: they come from two published price guides, named under the table. Where there's no published figure that holds up, we don't give a number.

Plumbing prices in Valencia (2026)

Everything here is a guide. These are labour prices for a private home, during working hours. The part is extra unless stated.

Source: Cronoshare's plumbing price guide for Valencia (31 December 2025, VAT included) for the rows that say “in Valencia”; Habitissimo's plumber price guide (10 June 2026, before VAT) for the leak, the cistern, the gas water heater, the night call-out and the call-out fee; the electric water heater comes from Cronoshare's guide to installing an electric water heater (5 January 2026).

Why the range is so wide, in short: a self-employed tradesperson (autónomo) who works alone and lives in your neighbourhood sits at the bottom, while a company with a call centre, branded vans and a night shift sits at the top. The difference for the same trap is usually not the quality of the work but the structure behind it.

Outside Valencia the hourly rate changes a lot from one city to another. If you want to compare, what a plumber charges in Madrid, Barcelona and other cities is covered in a separate guide.

And some cheap repairs turn expensive purely because of access. A made-to-measure kitchen unit that has to be taken apart to reach the waste pipe easily adds half an hour.

If it's the cistern that's leaking, the flush mechanism, the whole cistern and when each option pays off are in how much it costs to replace a cistern; and if the problem is a drain that won't empty, the “my drain is blocked” check tells you what to try before calling anyone.

If what you have isn't a repair but a renovation, like taking out the bath and putting in a shower tray, the numbers are different: they're in how much it costs to replace a bathtub with a shower tray.

If what you have is a breakdown and not just a question, send us two photos and we'll come back with a fixed price: get a quote.

What you are really paying for: call-out fee, labour, parts and VAT

Plumbing quote broken down into call-out fee, labour, parts and VAT on a table
A healthy quote fits on four lines. If you get a single figure and no explanation, ask for the breakdown before you say yes.

A healthy plumbing bill has four lines and you can understand every one of them.

Call-out fee. In Valencia city it's usually included, and those who charge it separately ask between 30 and 50 €, according to Habitissimo's guide. Outside the city you nearly always pay it.

Labour. Here's the classic catch: almost everyone charges the full first hour. If your problem takes fifteen minutes, you pay for an hour. It isn't a rip-off, it's how the trade works all over Spain, but it's worth knowing before you get angry with the bill in your hand.

Parts. A flexible hose costs little, a cistern mechanism a bit more and a decent mixer tap quite a lot more. If the quote just says “materials” and nothing else, ask them to itemise it.

VAT. This is the point almost nobody explains and it moves the bill eleven points up or down. Repair and renovation work in private homes carries reduced VAT of 10%, as long as the materials supplied by whoever does the work don't exceed 40% of the taxable base; if they do, everything goes to 21%. It's in the Agencia Tributaria's FAQ on works and repairs to property, it isn't our interpretation. In practice: when the appliance is expensive (an electric water heater, a gas water heater), it sometimes works out better to buy it yourself and have the professional supply only the labour.

Basic rule: always ask “how much do I pay in total, with VAT”. Many quotes over the phone are given before VAT, and that 21% then turns up as a nasty surprise.

The hourly rate is a trap

Odd thing to say in an article full of hourly rates, I know.

But the hourly rate tells you nothing. Nobody will tell you how many hours it takes until they're already inside your home, with the unit taken apart and the water off, in other words at the worst possible moment to argue. Two plumbers with the same 45 € rate can leave you one bill of 45 and another of 135 for exactly the same cistern.

What does tell you something is a fixed price: this problem, this job, this amount, agreed before work starts. If something turns up that couldn't be seen, such as a seized isolating valve (llave de escuadra) or a lead pipe from the sixties in a flat in Ciutat Vella, you should normally get a new proposal and decide whether the job goes ahead or stops. That's how we work, and it's no invention of ours: it's how it should always work.

Signs it's time to hang up

The pattern repeats so often that we recognise it from the WhatsApp message alone. An ad for “emergency plumber, free call-out”, someone turns up in thirty minutes, tightens a nut, and the bill is the kind that hurts.

Five signs, specifically:

  • They won't give you any figure on the phone. Not a range, not a minimum, nothing: “we'll see when we get there”.
  • The ad says “from 30 €” and nowhere does it mention the minimum hour or the night surcharge.
  • They start work before you've heard a price.
  • Cash only, with no invoice or receipt of any kind.
  • They answer from a national call centre and can't tell you which street they're coming from.

What you can demand, and many people don't know they can: the total price in writing before work starts (a WhatsApp counts as writing), an itemised invoice at the end, and the official complaints form (hoja de reclamaciones). In the Comunitat Valenciana home service providers are also required to carry it, not just shops with a street door. Asking for it usually changes the tone of the conversation quite quickly.

What you can do yourself in five minutes

Hand closing the water stopcock inside the cupboard under the sink
Five seconds of work that can save you a whole emergency call-out. Find your stopcock today, not on the day of the leak.

Before calling anyone, two minutes of this sometimes saves the whole visit.

Turn off the stopcock (llave de paso). In most flats in Valencia there's one inside the cupboard under the kitchen sink, another under the basin, and the main one next to the meter or on the landing. Find it today, calmly, not on the day your floor is flooded.

Replace a flexible hose. It's the flexible pipe that runs from the isolating valve to the tap. It costs little in any hardware shop and you change it with an adjustable spanner and four turns of PTFE tape. The part that breaks most often is also the cheapest of all.

Empty the trap. Bucket underneath, unscrew it, clean out the gunk, put it back hand-tight. A good share of “blocked” basins are exactly that.

And a plunger before caustic soda, always. Caustic soda eats old PVC seals, and if you then have to call someone, tell them you've used it: opening a trap with caustic soda inside is an accident waiting to happen.

When you're better off not even trying

Gas, never. If you smell gas, close the valve, open the windows, don't touch any switch and call the gas distributor or 112. A gas water heater should only be opened by someone with a gas installer's licence, and that's not red tape: every winter there are carbon monoxide poisonings in flats with old, badly ventilated gas water heaters. Who can replace one and what it costs is in how much it costs to replace a gas water heater.

Also off limits: soldering copper or press-fitting multilayer pipe, the building's main valve, the meter, and anything that means breaking into a wall. And if the water has reached the neighbour below, stop and call your home insurer before repairing anything: many policies cover tracing the leak and the damage, but they usually insist on seeing the mess before you cover it up. Some people pay out of their own pocket for leak detection the insurance would have covered in full.

A real emergency, or can it wait until tomorrow?

This is where the money is. Published prices for an emergency call-out in Valencia are between 150 and 250 €, a lot more than the same repair first thing on Monday morning, so it's worth thinking about it for ten seconds.

A real emergency: water coming out that you can't shut off, a leak already reaching the neighbour, sewage coming up through the shower tray or the toilet, or no water at all in the whole home. In these cases call and don't think twice, the surcharge is cheaper than the damage.

It can wait until tomorrow: a dripping tap, a running cistern, a slow drain, a water heater that won't heat, a blocked second bathroom. It's painful and annoying, but it doesn't break anything. If you can close a valve and isolate the problem, isolate it and go to sleep.

We don't run a night shift and we won't pretend we do. Emergencies go to the front of the queue, and if nobody can make it today we tell you straight, instead of leaving you waiting for someone who isn't going to turn up.

Valencia's water is hard, and that costs you money

Electric water heater element covered in white limescale next to a worn-out magnesium anode
This is what a heating element looks like in Valencia after a few years. Limescale doesn't kill the water heater overnight: it makes you pay through your electricity bill.

Water here comes from the Júcar river and picks up half of La Mancha's limestone on the way. Published measurements range from about 28 to more than 40 French degrees depending on the area and the source you look at: hard or very hard water across the whole area, when anything below 12 already counts as soft. The analysis for your supply zone is in the water quality section of Global Omnium, which links to the official SINAC system, and the OCU's guide to water hardness explains what each number means.

In euros, this is what it means.

The water heater is the main victim. Limescale sticks to the heating element, the unit takes longer to heat up, uses more electricity and dies sooner. The magnesium anode, the rod that sacrifices itself so the tank doesn't corrode, wears away much faster here than in the north of Spain. Checking it every two years costs a visit; not checking it costs a whole water heater.

Mixer taps seize up at the cartridge. Aerators clog and the water comes out in a fan (you can fix that by unscrewing the tip and leaving it in vinegar overnight, for free). And isolating valves that haven't been moved in fifteen years break exactly when someone tries to close them to replace a tap: that's where a small repair turns into a medium one. When a new cartridge is enough and when you need a new tap is covered in how much it costs to replace a tap.

If you're thinking about a water softener, ask for a price with the unit included, because the appliance is most of the bill. It isn't for everyone, but in a home with an electric water heater, a dishwasher and a washing machine the numbers add up sooner than you'd think.

Prices by area: the city and l'Horta

In Valencia city the call-out fee is usually included in the price, and with us it's always included. In the surrounding towns of l'Horta it's nearly always charged separately; with us it goes on the quote as one more line, written down before work starts, rather than appearing at the end. We cover 110 municipalities, and if you're unsure about yours, check it on do we reach your home?.

And the neighbourhood doesn't just change the call-out fee: it changes the bill. A leak in a lead pipe buried in the wall of a flat in Cabanyal gets paid as two hours of work, not half an hour. A ground-floor flat with its own drain chamber in Alfafar or Massanassa may need an electric drain machine where a hand auger was enough on a fourth floor, and then the same blockage goes to the top of the range. And in the towns hit hardest by the 2024 DANA floods we still find installations rebuilt piece by piece, where half the visit goes on working out what was changed and what wasn't.

A plumber who already works in your town gets there sooner and gets it right sooner.

A fixed quote in less than 2 hours

If you have a breakdown right now, this is the short route: tell us what's happening, send two or three photos (the cupboard open, the part, the brand of the water heater if that's the problem) and we come back with a fixed price. Usually in less than 2 hours. The quote is free, doesn't commit you to anything, and you can say no without giving a reason.

The price we give you is what you pay when the job is done, in cash, by Bizum (Spain's instant bank-transfer app) or by bank transfer. If something turns up that couldn't be seen until it was opened, you get a new proposal and you decide.

Questions and answers

What people ask us about this before getting a quote. If your question isn’t here, message us on WhatsApp.

How much does a plumber charge per hour in Valencia?

Between 20 and 36 € an hour for labour, VAT included, during normal working hours, according to Cronoshare's price guide for Valencia. Almost everyone bills the whole first hour even if the job takes twenty minutes, and on top of that come the parts and, if you live outside the city, the call-out fee.

How much does it cost to fix a water leak?

A visible leak, such as the trap or a flexible hose under the sink, costs around 70 € before VAT according to Habitissimo's guide. If water is appearing but you can't see where it comes from, it first has to be traced with a camera or an acoustic leak detector. That is quoted separately and many home insurance policies cover it. Ask your insurer before paying for it yourself.

What does an emergency plumber in Valencia cost at night or on a bank holiday?

Published prices for an emergency call-out in Valencia are between 150 and 250 €, and at weekends the hourly rate goes up by 10-20 €, according to Cronoshare. At night, Habitissimo mentions call-outs of up to 300 €. Before you say yes, ask for the total price in writing on WhatsApp: it's the only way to stop that surcharge growing by the time the bill arrives.

How much does it cost to replace a tap in Valencia?

Labour averages around 50 € in Valencia, according to Cronoshare, and the tap is extra. If the tap has been in for years and the local water has left limescale in the isolating valves, the job takes longer and costs more. In that case it makes sense to replace the flexible hoses too: they cost little and prevent the next breakdown.

How much does it cost to unblock a drain in Valencia?

During normal hours, between 90 and 160 €, and as an emergency, between 130 and 190 €, according to Cronoshare's guide for Valencia. If the blockage is in the building's soil stack or drain chamber and a jetting truck is needed, that bill normally goes to the owners' association (comunidad de propietarios), not to you. Check first whether the problem is only in your flat.

Do you have to pay for a plumbing quote?

Not with us: you send photos or a video on WhatsApp, we give you a fixed price and you decide. Many companies charge for the assessment visit, and some deduct it if you accept the job. Ask on the phone before anyone gets in the van, because that trip gets paid for even if you say no.

What VAT applies to a plumbing repair in a home?

10%, if it's repair or renovation work in a private home and the materials supplied by the professional don't exceed 40% of the taxable base. If they do, the whole bill goes to 21%. That's why it can work out cheaper to buy the expensive appliance (a water heater, for example) yourself.

Do you work in the l'Horta towns or only in Valencia city?

Both. In Valencia city the call-out fee is included in the price. In Mislata, Burjassot, Paterna, Quart de Poblet, Manises, Aldaia, Alaquàs, Xirivella, Torrent, Picanya, Paiporta, Catarroja, Alfafar, Benetússer, Sedaví, Massanassa, Alboraia and Tavernes Blanques the call-out fee is charged separately, as one more line on the quote, written down before work starts. In total we cover 110 municipalities: if yours isn't on this list, check it on “Do we reach your home?”.
